Job Description

Project Manager – Commercial Scheme
📍 Location: St Austell, Cornwall
💷 Salary: Competitive + Car Allowance
🗓️ Start Date: July, Permanent

Are you a confident and experienced Project Manager ready to lead the delivery of a high-profile, design-led commercial scheme?

We’re working on an exciting new project—two high-quality buildings on a flat, previously cultivated site. This project follows the successful completion of works in the same area, and it represents the next stage of a larger, long-term development plan.

🛠️ About the Project:

Two modern commercial new build structures with a focus on sustainability and precision using versatile material used for various structural applications like roof supports, floor beams, and architectural features. This build focuses on an environmentally friendly alternative offering design flexibility and enhanced aesthetic appeal.

Future phases in the pipeline—this is a chance to establish a long-term partnership

👷‍♂️ What We’re Looking For:

We're seeking a Project Manager with strong technical capability and the leadership presence to drive the site forward independently. This role requires more than just boots-on-the-ground supervision—you'll be client-facing, deeply involved in programming, and expected to coordinate closely with the QS team and supply chain.

🔧 Key Responsibilities:

Lead site delivery from groundworks to completion

Develop and maintain project programme, coordinating subcontractors and trade packages

Act as the primary point of contact for the client, design team, and site personnel

Identify and advise on buildability and value engineering options

Maintain a clean, safe, and high-quality site with a focus on sustainability

Foster long-term relationships to secure future phases of work

Ideal Background:

Proven experience as a Project Manager on new build commercial schemes

Skilled in programming and trade coordination

Comfortable operating independently and managing project delivery end-to-end

Familiarity with timber frame (preferred but not essential)

Strong communication and client management skills

🌱 Why This Role?

This is a rare opportunity to join a team focused on delivering purposeful, design-conscious projects with a collaborative and values-driven approach. If you're looking to take full ownership of a scheme and help shape its future phases, this is the role for you.
